We have a significant breadth of experience in crafting comprehensive and effective property owner association regimes and associated documentation thereof.
We have extensive experience in designing and documenting custom membership programs – founder, non-equity, equity and convertible to equity membership programs – as well as integrated club and community association plans. In addition to working with clients having more conventional amenities such as golf, tennis, beach, swimming, spa and fitness, we also work on unique clubs such as those involving ski, marina slip, equestrian, lodging and polo facilities.
We design every program to appeal to the markets targeted and achieve the full economic potential of your project. Whether the amenities are “stand alone” or part of a larger development with the focus on selling real estate, we’ll help you achieve your objectives with enhanced absorption possibilities. We assist our clients in standing out from the competition.
We have a wealth of experience in converting membership programs from one type to another, whether it is from refundable to non-refundable or vice-versa, or from a non-equity program to an equity member-owned program. We help clients manage equity club turnovers. We also assist clients who are acquiring a club property. This strong and diverse background gives us the insight to anticipate challenges and create strategies to help you successfully achieve your goals.
We are well versed in the tax and securities implications associated with a variety of membership programs so we can help clients avoid pit falls that others might overlook.
